HARRISON, NJ – Harrison, NJ’s transformation into a dynamic transit-oriented neighborhood has taken another step forward with the launch of Harrison Station 330, a new collection of 329 modern rental apartments located one block from the town’s PATH station.

Mayor James A. Fife and fellow state and local officials joined developers Ironstate Development Company and The Pegasus Group on Thursday, December 3, 2015 to celebrate the grand opening of Harrison Station 330, which features studios, one- and two-bedroom residences, as well as a full suite of indoor and outdoor amenities and 9,600 square feet of street-level retail space.  Immediate occupancy is available.

The architecturally-distinctive building is the third phase of a multi-phase development Ironstate and The Pegasus Group are executing adjacent to the Harrison PATH station that is spearheading the revitalization of the once industrial town.  The project’s first two phases, which are completed and occupied, include 275 apartments, more than 20,000 square feet of street-level retail space and a 138-key Element hotel from Starwood Hotels & Resorts Worldwide, Inc. (NYSE: HOT).  Once completed, the overall development will feature 2,250 residences and 80,000 square feet of retail space, in addition to the hotel.

Developers cut ribbon on luxury apartment complex in Harrison

The ribbon-cutting at 221 Bergen, which includes two 52-unit luxury apartment buildings. – (THE HAMPSHIRE COS.)The long-running effort to transform Harrison’s waterfront has taken another step forward with the opening of 221 Bergen, a new 104-unit residential complex at the site of a former cookie factory.

The project officially opened last week after being developed by The Hampshire Cos. and CrownPoint Group, with Circle Squared Alternative Investments serving as a project investment adviser, according to a news release. The firms gathered Friday with local officials to mark the completion of the complex, which includes two 52-unit luxury apartment buildings and a host of amenities.

Jon F. Hanson, founder and chairman of Morristown-based Hampshire, credited Harrison’s mayors for driving the redevelopment of the town’s former industrial waterfront, including Raymond McDonough, who died in February 2014 during the approval process for 221 Bergen. He said McDonough’s successor, James A. Fife, “continued to lead with a passion which has been reverberated through our own halls and those of CrownPoint.”

“For Hampshire, the completion of this project is a testament to our dedication to work with local officials and communities in order to create something that is more than just a building, but an opportunity to take part in the revitalization of a growing, thriving community,” Hanson said in a prepared statement. “221 Bergen embodies that sense of community.”

The Bergen Street property is the latest addition to Harrison’s 250-acre waterfront redevelopment zone, which encompasses 32 percent of the town’s 1.2 square miles and is across the Passaic River from downtown Newark. The effort to transform the waterfront goes back more than 15 years and has garnered the support of nearly a dozen developers, but has faced plenty of hurdles along the way including the economic downturn.


Russo Development Proposes Riverfront Project



A developer has proposed building 458 units of rental housing on a sprawling tract along the Passaic River.

Representatives from Carlstadt-based Russo Development presented their proposal for the Passaic Avenue project at a meeting of the town’s governing body Wednesday.

The development would be located within the Passaic Avenue redevelopment zone and would occupy four tracts, three of which are currently privately-owned and another owned by the town.

The narrow riverfront tracts would begin south of a property that once housed a Pathmark supermarket and end at the town’s border with East Newark.

The single building, which would be divided into two-, three- and four-story sections, and surrounding amenities would occupy 12 of the area’s 16 acres, according to Edward Russo, a principal with the firm. The development would also have a clubhouse, dog park and pool.

Two parking garages incorporated into the structure would accommodate up to 583 cars and 73 outdoor spaces would handle visitor and overflow parking, Russo said.

“Recently over the last few years, the market has come back really strong,” Russo said. “We believe the impetus is really strong for meaningful mixed use development in this area.”

A leasing office for another Russo Development, Vermella Crossing, recently opened on Bergen Avenue near Schuyler Avenue. Demand for one-bedroom apartments has been especially high, with rents running between $1,600 and $1,700, according to Russo. Two-bedroom units at Vermella Crossing, which will have a ribbon cutting in September, are fetching $2,200 to $2,300 a month, he added.
